Investors in real estate buy and sell more than non-investors and are likely to be interested in a 1031 exchanges. This information is available, if you know where to look.
The U.S. Census Bureau has a website (http://factfinder2.census.gov) that allows you to search information on your area based on numerous topics. For example, you can discover what percentage of residential properties in your specific city, county or state are non-owner occupied. Once there, you can use the selections on the left side of the page to break down what area you are interested in and what topic you want to narrow down. The Bureau has compiled all of this information from the 2010 Census.
As a real estate professional are you prepared to assist these investors with their sale and possible 1031 exchange? If you notice that your seller does not live in the property, ask them if they have considered doing a 1031 exchange - they will be grateful if you alert them to saving tax dollars. Additionally, they may need you to help them find a replacement property quickly.
Let us work with you and your seller to determine if an exchange makes sense for their transaction. Contact First American Exchange to guide you through the 1031 process.
